Under ₹1.20 Crores — Older Stock in Inner KPHB Lanes
These are mostly older standalone buildings in narrow inner lanes of KPHB Phases 1 to 5. Sizes run from 1,130 to 1,480 sq ft. Buildings are G+5 to G+10. There is usually a watchman but no full-time security. Amenities are basic. Parking is limited. Many are not RERA registered.
These are good for buyers on a tight budget who want to live in KPHB now. But resale is harder and takes longer. Banks ask for more documents on older unregistered buildings.
₹1.20 Crores to ₹1.80 Crores — Mid-Range Gated Projects
This is the most active price band in Kukatpally. Projects like Bhavyas Tulasivanam Avani, Praneeth Pranav Ixora, and Veda Homes fall here. Sizes run from 1,305 to 1,800 sq ft. You get a gym, pool, parking, and RERA registration. Buildings are mostly G+10 to G+20.
These are RERA-registered and bank-approved. Resale is smoother. Rental demand is good. This segment suits first-time buyers and mid-income families well.
₹1.80 Crores to ₹2.45 Crores — New Gated Communities
This segment has seen the most new launches in 2025 and 2026. Projects like Lodha Meridian, NSL Nakshatra, and Fortune Water Front sit here. Sizes run from 1,730 to 2,259 sq ft. You get larger clubhouses, better construction quality, more open space, and projects close to Metro stations.
These sell fast. Rental income in this segment runs ₹35,000 to ₹55,000 per month for a 3 BHK.
₹2.10 Crores and above — Luxury High-Rise Towers
This is the newest and fastest-growing segment in Kukatpally. It did not exist here three years ago. Now it is where the biggest launches are happening.
in KPHB Phase 4 leads this segment. It is built by Godrej Properties — India's top-ranked listed developer in FY 2025-26 with ₹34,171 Crores in booking value.
